It is almost never the paint.


The Charlotte area runs a yearly thermal cycle above 70 degrees. That movement works the caulk joints loose on trim, door casing, band board and frieze board, usually five to eight years after they were sealed. Once the end grain behind the joint is exposed, sustained summer humidity keeps water sitting in it. Repainting that corner every spring treats the surface. The joint is the actual problem.
